URBAN PLANNING & PR

The mission of the CNA Urban Planning Committee is to improve quality of life and economic viability of the Colman neighbohood through promoting interaction between neighbors, local businesses, the city and developers.

Our objectives:

  • To support and help existing local businesses thrive.
  • To encourage public support and private investment in local businesses
    and developments.
  • To provide guidelines for developers to help maintain the neighborhood's unique character.
  • To integrate city-sponsored plans with local initiatives.

Current Agenda:

1.  Coordinate with the City of Seattle Neighborhood Plan

    • LDT - Duplex/Triplex
    • L1 - Lowrise - 25' tall townhouses
    • L2 & L3 - Lowrise - 25' tall 3 story apt. building
    • L4 - 4 story apt building up to 65'
    • MR - midrise up to 85'
    • NC/C - commercial
    • R5000/RSL - 1 single family house on a lot
    • RSL/T - 2 single family houses on a lot
    • RSL/C - 4 - 12 detached single family houses on a lot

3.  Real Estate - Attracting Local Busineses

Sent list of proposed businesses to, and spoke with the listing
agent at 23rd & Jackson.  He is pursuing a mail/copy user who has a store on 12th and several restaurants.   Feel free to send additional feedback anytime to gretchen@cushlife.com.

The most popular types of businesses desired:
1.  mail services/copy shop/internet cafe
2.  local restaurant/cafe/pub (Red Mill, Kidd Valley, Columbia City Ale House, Red Robin, ice cream)
3.  children's gym/indoor playspot.

4.  Supporting Existing Businesses - Parnell's

Write letter to Parnell's owners with suggestions of products the
neighborhood would support such as espresso, deli sandwiches, baked goods, etc.

5.  Stay in touch with local developments

Colman School Urban League - will have the African American Museum on the ground floor and 65 apartments/condos above.
- CADA - Central Area Development Association is working on a new development on Jackson between 17th & 18th that will have 6,000 square feet  of retail and 50 apartments/condos above.
- Wonderbread site is on the market again.
- Habitat for Humanity developments on 26th Ave South between Charles and Norman and by the Thurgood Marshall school.

News & Updates:

  • Fairfield Residential has put the former Wonder Bread Bakery site on the market, after buying it in 2005 to build 247 apartments and retail. The 1.6-acre parcel at 1800 S. Jackson St. went on sale Tuesday without a price, said Mark Faulkner, regional vice president for the San Diego-based company. Fairfield paid $5.2 million for the land. Fairfield has a master use permit to build a six-story apartment complex with 9,000 square feet of retail and 418 parking stalls. The
    plan was to go forward but Fairfield got several unsolicited offers for the site, he said.  If offers for the land don't meet the company's “price parameters,” Fairfield will keep the site and develop it, Faulkner said.  The block  Fairfield owns is 70,126 square feet, and is zoned for up to 65 feet.
  • City of Seattle Surplus Property/Cottages Project: Habitat moved three houses from Madison Valley on the morning of May 21st to property purchased from the City of Seattle located on 26th Avenue South and South Charles Street where they will be renovated.
